In 2025, Saluda River Club recorded 37 home sales, 11 fewer than in 2024, reinforcing its position as one of the most in-demand neighborhoods in the Midlands.
The highest resale of the year was our team’s listing at 712 Bimini Twist Circle, which closed at $1,150,000. The top new construction sale was 738 Bimini Twist Circle, built by Michael Nemec & Co, Inc, which sold for $1,524,000.
Overall, the neighborhood posted an average sales price of $758,793 with homes selling in an average of 52 days. 11 of the 37 closed in the neighborhood were new construction.

The River District
6 Sales in 2025
Only five resales and one new construction sold in the River District in 2025, marking a significant drop in activity compared to previous years. The average sale price across all homes was $1,128,583, with the highest sale reaching $1,524,000 and the lowest at $967,500.
Excluding the new construction closing, resales moved quickly, averaging just 16 days on market. There is no doubt that the “lock-in” effect created by high rates and low “move-up” inventory in the area contributed to many staying in their homes. Demand in the River District continues to outpace supply, largely due to pent-up interest and the limited number of high quality homes that come to market.
The Village District

Eight homes sold in The Village District in 2025. The highest sale was 363 River Club Road at $875,000, while the lowest was a townhome at 234 Waterstone Drive that sold for $320,000. Homes averaged 52 days on market for the year.
The pricing history of 363 River Club Road offers a clear picture of the district’s long-term value trajectory. The home sold for $469,276 in 2014, $469,900 in 2017, $650,000 in 2022, and most recently $875,000 in 2025. This steady upward progression highlights the strong demand and appreciating values within the Village District.
The Woodlands District

Eight homes sold in The Woodlands District in 2025. The highest sale was 230 Otter Passage Road at $685,000, and the lowest was 202 Woodside Hill Court at $415,000. The average sales price for the district was $566,500, with homes averaging just 24 days on market.
The Bluffs
6 Sales in 2025
Six homes sold in The Bluffs in 2025. There was a tie for the highest sale at $730,000 - 224 Coldwater Crossing and 216 Coldwater Crossing. The average days on market was 18.
Most of the homes in this section were built a few years ago and have not seen a significant increase in value. The average home in The Bluffs in 2023-2024 sold for $624,542. Last years average sales price was $636,167.
The Grove & The Rapids
9 sales in 2025
Nine homes sold in The Grove and The Rapids this year, the newest sections of Saluda River Club. The average sales price was $914,455 with the highest at $1,190,155 - 309 Proprietors Drive and lowest at 2010 Shallow Bluff Court at $725,000. As of December 2025 there are several homes under contract and many under construction.

I expect strong demand combined with improving interest rates to drive sales in 2026, particularly for resales in the River District, Village District, and Woodlands District. New construction activity in The Grove and The Rapids continues to set higher pricing benchmarks, and this upward movement will naturally support and elevate resale values across the neighborhood. Resale homes in the River District already move quickly due to limited availability and high buyer demand, and this trend should continue as new construction prices climb.
Our team’s sale of 712 Bimini Twist, the highest resale in the neighborhood despite needing a remodel, is a clear indicator of where the luxury segment is heading. Buyers are willing to pay premium prices for the right location and layout, even before updates. This signals continued strength in the upper end of the neighborhood and suggests that luxury pricing will continue to rise in 2026.
