The Situation

The house at 337 North Brickyard is a beautiful new construction, but the location was a major hurdle. It sits right on a main connector road in Columbia that gets heavy traffic. We had plenty of interest in the look of the home, but buyers would drive by and immediately worry about the noise and safety. It is tough to sell a home at this price point when the first thing people notice is cars zooming by.

The Strategy

We knew a sign in the yard wouldn't work here; traffic moves too fast for people to stop and look. We had to generate traffic online. We launched an aggressive digital marketing campaign that targeted buyers looking for land, not just a specific neighborhood. We used video tours that started in the private backyard to establish the "quiet" before showing the street. We also leveraged our agent network, directly contacting brokers with clients looking for new builds to ensure they saw the value proposition: a full acre of land for a price you can't find in a subdivision.

The Result

The strategy worked. We attracted a buyer who valued the large lot and the solid construction more than they worried about the traffic. By directing their attention to the backyard privacy, we overcame the noise objection and successfully closed the sale.
