Schools: Lexington School District One is well-regarded, with strong options including Lexington High School, Midway Elementary, and Beechwood Middle. The district consistently performs above state averages.

Commute: This is where Lexington really shines. Quick access to Highway 378, US-1, and I-20 means you can be in downtown Columbia in 15–20 minutes. For buyers who work in the city but want to live near the lake, Lexington offers the shortest commute. Homes are selling in an average of just 20 days — well below the national average.

The vibe: Lexington feels like a well-rounded suburb that’s grown into its own identity. You’ve got the shops and restaurants along Main Street, big-box retail nearby, excellent medical facilities, and a strong restaurant scene. It’s less rural than Gilbert and less lake-centric than Chapin, but it checks every practical box.

Watch out for: Growth has been fast. Some areas feel more suburban-commercial than lakeside-charming. If you’re looking for that quiet, tucked-away waterfront feeling, you may need to look at specific neighborhoods rather than the town broadly.

Irmo: The Budget-Friendly Lake Neighbor

Best for: First-time buyers and budget-conscious families who want lake access without the premium price tag.

Irmo sits on the eastern side of Lake Murray, straddling Lexington and Richland counties. It’s often overlooked by buyers fixated on Chapin or Lexington, which is exactly why it can be a smart play — you get proximity to the lake and Columbia at a lower price point.

Home prices: The median home price in Irmo is approximately $320K, with a diverse mix of established neighborhoods, townhomes, and some newer construction. It’s one of the more affordable ways to live within minutes of Lake Murray. Homes typically sell in about 24 days.

Schools: Irmo is split between Lexington-Richland District Five (which includes Dutch Fork High School, one of the largest and most competitive in the state) and Lexington District One. School zoning varies by neighborhood, so if schools are a priority — and they should be for resale value — check the specific zone before making an offer.

Commute: Irmo’s location on the east side of the lake puts you closer to Columbia, Harbison, and the I-26 corridor. If you work in the northeastern part of the metro, Irmo could cut your commute significantly compared to Chapin or Gilbert.
