Lakeport — Chapin, South Carolina.

Lakeport is a recorded residential subdivision in Richland County, on the Chapin side of Lake Murray, reached from Johnson Marina Road. County address labels give these streets a Chapin mailing address in ZIP 29036. The Richland municipalities layer does not put a city name on this spot. The tax-district code on the cards is 6UD. That is not the same thing as a house inside the Town of Chapin. Lexington County's subdivision layer has no polygon named Lakeport.

The county subdivision layer keeps four names here: Lakeport Phase 1, Phase 2, Phase 3, and Lakeport Courtyards. This is not a section of Timberlake, not Osprey, not Eagle's Rest, not Lazy Cove, and not the marina business people sometimes shorten to the same road name. An address on Johnson Marina Road can be a Lakeport common-area parcel. It can also be a different place. Read the legal line.

The Patrick O'Connor Team at Coldwell Banker Realty helps buyers and sellers compare Chapin-area Lake Murray streets like this one with golf communities and with true lakefront lots. Photos of the streets and homes can be added later. This guide is text until those pictures are ready.

About Lakeport

What the county record supports on October 2, 2026: 135 Richland County tax parcels whose legal description names Lakeport. 119 of those cards have a house year. 16 are association common-area cards, owner Lakeport Homeowners' Association (the spelling on the cards varies slightly). This is a count of cards this pass matched. It is not a plat lot total. The subdivision layer does not store a lot count.

House years on those 119 cards run from 2008 through 2020. Two of them are 2020: 528 Fairwind Drive and 1 Moonraker Court. The rest are earlier. Heated area on the same 119 cards runs from 1,804 square feet at 741 Moonsail Circle to 5,642 square feet at 504 Fairwind Drive. Bedroom counts are 3, 4, 5, or 6.

Primary plat references on the subdivision layer are book 1350, page 3769 (Phase 1), page 3770 (Phase 2), and page 3771 (Phase 3), plus Lakeport Courtyards at book 1320, page 1892. Individual cards also cite later plat books. Those references were not opened for this page. They are not treated as proof of dues, a gate, or a clubhouse.

Every house card in this set is zoning code R2, tax district 6UD, neighborhood code 118.29. This page does not define R2 from the ordinance. The code is what the card stores.

Homes for Sale in Lakeport

A sale here is a resale on one of the recorded streets, not a new production phase this guide can document. This page does not name a current listing. No active Lakeport address was verified for this October 2, 2026 pass. A portal count is not used.

Search the legal names Lakeport and Lakeport Courtyards, and keep Osprey, Eagle's Rest, Lazy Cove, and Timberlake out of the set unless you mean those other subdivisions. House streets on the 119 cards are Lakeport Drive, Moonsail Circle, Anchor Bend Drive, Kumatage Lane, Fairwind Drive, Boatswain Loop, Sail Tie Court, Moonraker Court, Lash Lane, and one house on Anchor Light Lane.

There is no team market-report URL for these streets yet. Ask for a fresh MLS pull before treating any count as live.

Market Data as of October 2026

All time-sensitive numbers live in this section. They are county parcel facts, not a computed neighborhood average and not an MLS report. No 2025 or 2026 closed-sale report for Lakeport is published on scmidlandsagent.com, and this page does not invent one.

  • Scale (this pass, Oct 2, 2026): 135 parcels with Lakeport in the legal description. 119 have a house year from 2008 through 2020. 16 are association common-area cards. Not a plat lot count.
  • House size on those 119 cards: heated area about 1,804 to 5,642 square feet. Bedrooms: 46 with 3, 43 with 4, 27 with 5, and 3 with 6. Positive lot size on 117 cards: about 0.12 to 0.59 acres. Two house cards store acreage 0 and are left out of that range.
  • Recorded qualified sale, 745 Moonsail Circle (TMS R01412-03-16, Courtyards, built 2012, 2,112 sq ft, 3 bedrooms, 0.14 acres): sale date April 12, 2024, price $379,900, county code Q. One house, not an average.
  • Recorded qualified sale, 801 Boatswain Loop (TMS R01412-02-26, Courtyards, built 2008, 3,245 sq ft, 3 bedrooms, 0.14 acres): October 6, 2025, $540,000, code Q.
  • Recorded qualified sale, 341 Anchor Bend Drive (TMS R01416-11-07, Phase 1, built 2018, 4,509 sq ft, 5 bedrooms, 0.38 acres): June 3, 2025, $930,000, code Q.
  • Recorded qualified sale, 5 Moonraker Court (TMS R01412-04-03, Phase 2, built 2009, 4,468 sq ft, 5 bedrooms, 0.47 acres): February 3, 2026, $1,025,000, code Q.
  • Recorded qualified sale, 517 Fairwind Drive (TMS R01416-11-10, Phase 2, built 2015, 4,629 sq ft, 6 bedrooms, 0.44 acres): June 26, 2025, $1,035,000, code Q.
  • Those five are examples. On 16 of the 119 house cards, the latest sale the county flags as qualified (code Q) falls between April 12, 2024 and August 12, 2026. The amounts on that set of 16 cards run from $379,900 to $1,035,000. That is the last qualified figure stored on the card, not every closing in those years, and not a median. Cards marked opted out do not show a price here.
  • Not market prices: a $10 entry on 137 Lakeport Drive (May 26, 2026, code 9) and a $5 entry on 1 Moonraker Court (August 6, 2025, code 9). A $80,000 figure on 408 Lash Lane is dated April 27, 2012, before that house's 2013 year. Do not use it as a sale of the finished home. Common-area market values of a few hundred or a few thousand dollars are not sale prices.
  • HOA dollars: not published here. The plat books were not priced out.
  • Active listings: none verified for this page on October 2, 2026.

Source: Richland County address labels, parcel cards, subdivision layer, and road-maintenance layer, retrieved October 2, 2026, via Richland County maps. Confirm any sale in the Register of Deeds before you rely on it. Code Q is the county's qualified-sale flag, not an MLS status.

Types of Homes

Public records support a short list. They do not support marketing names such as estate homes or carriage homes.

  • Single-family houses built 2008 through 2020, on the streets named above. No condo or townhome section shows up in these legal lines.
  • Smaller lots on the cards cluster on Moonsail Circle (about 0.12 to 0.14 acres, 24 houses), Kumatage Lane (about 0.12 to 0.20 acres, 16 houses), and Boatswain Loop (about 0.14 to 0.18 acres, 9 houses). Many of those legal lines say Lakeport Courtyards.
  • Larger lots on the cards cluster on Lakeport Drive (about 0.35 to 0.52 acres, 26 houses, one card with acreage 0), Anchor Bend Drive (about 0.38 to 0.44 acres, 19 houses, one card with acreage 0), Fairwind Drive (about 0.33 to 0.57 acres, 13 houses), Moonraker Court (about 0.36 to 0.47 acres, 4 houses), Sail Tie Court (0.38 acres, 4 houses), Lash Lane (about 0.38 to 0.59 acres, 3 houses), and 206 Anchor Light Lane (0.40 acres).
  • Size is not uniform. Heated area runs from about 1,804 to 5,642 square feet. Read the house, not the range.

All 119 of these house cards are improved in the sense that they store a year built and heated area. This pass did not find a separate private vacant-lot card outside the association parcels. That is not proof the plat has no unsold lot.

Neighborhood Amenities

The amenity in the record is common-area parcels owned by the association, not a named club campus.

  • Sixteen common-area cards in this pass, acreage fields from 0.03 to 3.43 acres. Examples: 101 Lakeport Drive, 3.43 acres, Phase 1; 1501 Johnson Marina Road, 0.55 acres; the south side of Silver Point Road, 1.37 acres, Phase 3. Use of that land is not stated. A pool, dock, ramp, beach, clubhouse, or gate is not in the legal lines read here
  • Association mailing address on the 101 Lakeport Drive, 1501 Johnson Marina Road, and Silver Point Road cards: 4910 Trenholm Road, Suite C, Columbia, SC 29206. That is a mail drop on the card. It is not a dues amount and not a clubhouse
  • Roads: the county maintenance layer labels Lakeport Drive, Fairwind Drive, Anchor Bend Drive, Moonsail Circle, and Moonraker Court as County Paved. Johnson Marina Road and Silver Point Road are labeled SCDOT. A gate is not established. A county road is not the same thing as a private enclave

If a seller's packet shows a pool rule, a dock license, or an assessment, the packet wins over this page.

Shopping, Dining, and Recreation

Day-to-day errands for this ZIP usually mean Chapin, Ballentine, or the Harbison corridor toward I-26. This page does not publish a drive time. The straight-line distance from the subdivision-cell center, about 34.130 N, 81.272 W, to the mapped place point for Chapin is about 5.1 miles. That is not the trip from a driveway, and it is not a promise about Johnson Marina Road or Dutch Fork Road.

On-site recreation is whatever the covenants and the individual lot allow. This pass did not document a community dock or ramp. The rest of Lake Murray's marinas and restaurants are a separate trip until a survey or recorded covenant says otherwise. Do not treat the road name Johnson Marina Road as a resident marina slip.

Home Prices

There is no honest single price for Lakeport in the record assembled here. Courtyard houses on tenth-of-an-acre lots and larger houses on Fairwind Drive do not make one average. Opted-out cards hide the sale price. Nominal entries of $5 and $10 are not comps.

Use Market Data for the figures this page will stand behind. Five qualified county-card sales: $379,900 at 745 Moonsail Circle on April 12, 2024; $540,000 at 801 Boatswain Loop on October 6, 2025; $930,000 at 341 Anchor Bend Drive on June 3, 2025; $1,025,000 at 5 Moonraker Court on February 3, 2026; and $1,035,000 at 517 Fairwind Drive on June 26, 2025. On the 16 house cards whose latest qualified sale falls in that same window, the stored amounts run from $379,900 to $1,035,000. That span is not a median, and it leaves out every opted-out card.

Build a pricing opinion from the card that matches the house, then from other Lakeport sales on a similar street, adjusted for heated area, lot size, and condition. Ignore undated web pages that quote one HOA fee or one community average.

Waterfront Homes

Lakeport is shopped with Lake Murray because of where the streets sit, off Johnson Marina Road in Chapin ZIP 29036. That is not the same sentence as "every lot is lakefront." The legal descriptions read for this page do not say lakefront. They also do not mention a dock, a ramp, a beach, or a boat slip. Keyword checks for those words on the Lakeport legal lines came back empty.

A buyer still has to answer the questions that change value:

  • Does the survey for this lot touch the water, or only a common area?
  • If there is a dock, whose name is on the permit?
  • Do the covenants give the lot any shared use, or is that only a listing remark?
  • What is the water depth, and what does the view look like in summer?

No community beach, courtesy dock, or boat ramp is documented for this plat in the county legal lines used here. A web listing that advertises those features is not the county card.

Lake Murray Access

This guide does not classify Lakeport as direct lakefront, and it does not classify it as shared lake access. The county sources used here do not support either label:

  • On the cards: residential legal lines for Phases 1, 2, 3, and Lakeport Courtyards, plus association common area. No lakefront property-type field like the one Lexington County prints
  • Not established: a community marina, a shared ramp, a beach, wet slips for the street, or a private dock on any named lot
  • Beyond the lot: Johnson Marina Road is an SCDOT road name. It is not proof that a Lakeport buyer owns marina rights. Public ramps and marinas elsewhere on Lake Murray are a separate trip

Buyers who want a surveyed shoreline, or a shared beach and ramp that a county or HOA record actually describes, are looking at a different fact pattern. Compare those neighborhoods on the document, not on the word "lake" alone.

Location and Commute

Address labels and the subdivision cells cluster around 34.130 N, 81.272 W. That is Richland County, ZIP 29036, mailing city Chapin. Interior streets checked on the maintenance layer are county paved. Johnson Marina Road, the way in, is an SCDOT road. The mapped place point for Chapin is about 5.1 miles in a straight line from that cell center. I-26 is the regional route toward Columbia and Harbison. This page does not turn that into a minute count. Tour the commute at the hour you drive.

Lazy Cove Lane sits on the same map sheet and is not in the Lakeport legal lines checked (older cards, no Lakeport subdivision name). Osprey and Eagle's Rest are separate recorded subdivisions in the same search area. Do not price them as Lakeport.

Nearby Neighborhoods to Compare

Useful comparisons are about water rights and scale, not a ranked list of places to live. Osprey, Eagle's Rest, and Lakeside at Ballentine are other recorded names on this part of the map. They do not have neighborhood pages on this site. Pintail Point and Harbour Watch are live guides, and they are about 9.6 and 11.3 miles away in a straight line. They are not linked here as neighbors.

  • Timberlake — the closest live Lake Murray guide in this set, about 5.9 miles straight line from this cell center to the Peninsula at Timberlake Phase II polygon. A golf community, not this plat

More context sits on the Neighborhoods hub.

Buying a Home in Lakeport

A practical checklist for this recorded subdivision:

  • Confirm the legal description says Lakeport or Lakeport Courtyards in Chapin 29036, Richland County — not Osprey, not Eagle's Rest, not Lazy Cove, and not Timberlake
  • Read which section the card uses: Phase 1, Phase 2, Phase 3, or Courtyards. The lot size pattern is not the same on every street
  • Read the survey before you treat the lot as waterfront. These legal lines do not say lakefront
  • Ask for any dock permit or shared-use rule in the covenants. This page did not find one in the legal lines
  • Ask whether any association assessment exists. No dues amount is published here. The association mail address on the common-area cards is in Columbia, not a fee schedule
  • Confirm school assignment for the address with Lexington-Richland School District Five. The district layer result is in the FAQ. It is not a reason, by itself, to choose the street
  • Price from qualified county sales on a similar Lakeport street, then ask for an MLS pull. Do not blend in Timberlake or Osprey sales
  • Budget mortgage, taxes, insurance, flood review if the survey warrants it, and any assessment that turns up in the covenants
  • Drive Johnson Marina Road and the commute to work at the hour you actually travel

Selling a Home in Lakeport

Sellers win by being precise about the section and the street. A Moonsail Circle courtyard lot and a Fairwind Drive house are not the same comp. Buyers will ask whether the survey shows shoreline, what any dock permit allows, and how this house differs from the qualified sales this page cites, including 745 Moonsail Circle, 801 Boatswain Loop, 341 Anchor Bend Drive, 5 Moonraker Court, and 517 Fairwind Drive. Marketing that borrows a Timberlake price, or a single web average, invites the wrong showings.

Price from those recorded sales only as history, then from truly similar Lakeport homes. Put heated area, lot size, and any association rules in writing. The Patrick O'Connor Team can build that packet and the launch plan.

Frequently Asked Questions

Is Lakeport in Chapin?

The mailing city on Richland County address labels is Chapin, SC 29036. The same ZIP shows on the county ZIP layer, with city Chapin. The houses are in Richland County. The municipalities layer does not assign a city name here, and the tax district on the cards is 6UD. Do not assume the lot is inside the Town of Chapin. Lexington County has no subdivision polygon named Lakeport. Use Chapin 29036 on forms, and confirm jurisdiction if a lender asks for city limits.

Is Lakeport the same as Johnson Marina or a Timberlake section?

No. Lakeport is its own recorded subdivision, with Phases 1, 2, and 3 and a section named Lakeport Courtyards. Johnson Marina Road is the SCDOT road that serves the area, and 1501 Johnson Marina Road is one Lakeport common-area parcel. It is not the whole marina, and it is not every address on that road. Timberlake is a separate community. Lexington maps do not file Lakeport under Timberlake. Osprey, Eagle's Rest, and Lazy Cove are also different legal names.

Are the homes on the water?

Not as a statement this page can make from the cards. The legal lines reviewed do not say lakefront, and they do not mention a dock, ramp, beach, or slip. The streets are in the Johnson Marina Road area that buyers shop with Lake Murray. That location is not a water right. Read the survey and the covenants for the address you are buying.

How many homes are in Lakeport?

This pass matched 135 tax parcels with Lakeport in the legal description: 119 with a house year from 2008 through 2020, and 16 association common-area parcels. That is not an official plat lot count. The subdivision layer does not store one. Address points such as 101 and 112 Lakeport Drive sit on common area. They are not extra houses.

Is there a gate, a pool, or an HOA fee?

A gate is not established. Several interior streets are labeled County Paved, and Johnson Marina Road is labeled SCDOT. The association owns common-area parcels, and the cards show a Columbia mailing address for that association. The legal lines read here do not name a pool, dock, ramp, or clubhouse, and they do not state a dues amount. Ask for the recorded covenants and any current assessment.

What school district is on the county map?

On October 2, 2026, the Richland County school-district layer at this location returned Lexington-Richland School District Five, with the district site lexrich5.org. This pass did not return an assigned elementary, middle, or high school from the district locator. Confirm the address with the district. Assignment is not a ranking and not a promise.

What have homes sold for?

This page does not publish an average. County cards show qualified sales of $379,900 at 745 Moonsail Circle on April 12, 2024; $540,000 at 801 Boatswain Loop on October 6, 2025; $930,000 at 341 Anchor Bend Drive on June 3, 2025; $1,025,000 at 5 Moonraker Court on February 3, 2026; and $1,035,000 at 517 Fairwind Drive on June 26, 2025. Sixteen house cards store a latest qualified sale between April 12, 2024 and August 12, 2026, and those stored amounts run from $379,900 to $1,035,000. Opted-out cards and $5 or $10 entries are not in that set. No active listing was verified for this guide on October 2, 2026.

How is this different from Timberlake?

Lakeport is a Richland County subdivision off Johnson Marina Road, with courtyard-scale lots and larger phase lots, and with no golf course in the records used here. Timberlake is the closest live guide on this site, about 5.9 miles away in a straight line, and it is a different product built around a golf club. Compare the survey, the association, and the house, not just the Chapin ZIP.

The Patrick O'Connor Team publishes Lakeport information and updates and works with home buyers and sellers on Lake Murray and across the Midlands of South Carolina.
