Regatta Shores is a six-lot lakefront subdivision on Regatta Road, at the east end of Lake Murray near the River Road peninsula and the Lake Murray Dam. Lexington County address points and parcel cards give these houses a Columbia mailing address in ZIP 29212. They sit in unincorporated Lexington County, not inside the Town of Irmo, and not in Ballentine ZIP 29063. Buyers still shop the pocket with the close-in Irmo side of the lake. This title uses Irmo for that search. The mailbox city is Columbia.
County tax maps show one subdivision name, Regatta Shores, and six residential lots. There is no verified second phase inside it. Do not mix it with Regatta Forest, Regatta Pointe, or the older Regatta phases on Regatta Court and the higher numbers on Regatta Road. Those are separate recorded subdivisions on the same road system.

About Regatta Shores
What the county record supports: six parcels, legal lines REGATTA SHORES LOT 1 through LOT 6, each typed LAKEFRONT - IMPROVED, each with a Columbia 29212 situs. The house numbers on those cards are 231, 235, 239, 243, 303, and 307 Regatta Road. Lot 6's legal line also notes small added pieces of land. A second address point, 307A, sits on the same parcel as 307. That is not a seventh lot.
Improvement cards list years built from 2017 through 2020. An online neighborhood blurb that puts Regatta Shores on Old Bush River Road, in ZIP 29063, platted in 1985, with Dutch Fork schools, does not match these parcels. This guide does not use that page.
The lots were split from parent parcel 2696-3-8. The tax-subdivision layer stores restrictions book 17999, page 251, and a lot count of 6. The Register of Deeds March 2026 restrictions index does not list a document titled Regatta Shores. It does list Regatta Forest and Regatta Pointe, which are different places. Book 17999 was not read for this page. It is not treated here as proof of a dues amount, a gate, or a clubhouse.
Parcel zoning code is D. In the Lexington County zoning ordinance revised June 25, 2024, D is the Development district, listed with the restrictive development districts. The parcel tax-district code is 5 FW. Neighborhood code on the cards is REGATTAS. None of those codes is a promise about dock rights or association fees.
Homes for Sale in Regatta Shores
Six houses means thin inventory. A sale here is a one-off lakefront resale on Regatta Road, not a repeated production plan. This guide does not name a current listing. No active Regatta Shores address was verified on a listing portal for this October 2, 2026 pass.
When you search, use the legal name Regatta Shores and the street, and keep Regatta Forest, Regatta Point, and Regatta Court out of the set unless you mean those other subdivisions. Older lot ads for this road sometimes left the subdivision field blank. The county legal description is the cleaner filter.

- All six parcels are improved. This is not an open lot phase. The 2016 amount on 239 Regatta Road predates that house.
- Water orientation is lot by lot even though every card says lakefront. Frontage length, seawall, and any dock are not on the cards used here.

Day-to-day errands for this peninsula usually mean Irmo and the Harbison corridor, including Columbiana Centre to the east. Columbiana Centre is about 5 miles east of these parcels in a straight line. That is not a drive time and not a promise about traffic on River Road or I-26.
On-site recreation is whatever the individual lakefront lot allows. Off site, the rest of Lake Murray's ramps, marinas, and restaurants are still a drive when you do not have a usable dock at the house. Confirm dock permits, trailer plans, and guest rules before you treat the lot as a marina.

Use Market Data for the figures this page will stand behind: $1,300,000 recorded for 303 Regatta Road on March 30, 2022, and $1,575,000 recorded for 307 Regatta Road on November 13, 2023. The $225,000 figure dated August 24, 2016, on 239 Regatta Road is earlier than that house. The $1 and $5 entries on the other three parcels are not prices.

Regatta Shores is on Lake Murray. It is not an inland neighborhood a short drive from the water, and it is not a river community. The county types every one of the six parcels LAKEFRONT - IMPROVED. That is a direct-lakefront classification, not a note that the neighborhood shares a beach.
A lakefront card still does not answer the questions that change value:
- How much shoreline is on the survey, and is it usable?
- Is there a dock, and is the permit current with the lake manager?
- Is any dock private to the lot, or shared with another owner?
- What is the water depth at the lot, and what does the view look like in summer?
No community beach, courtesy dock, or boat ramp is documented for this six-lot plat in the sources used here. Older ads for vacant lots on this road are not a current dock inventory. The houses were built years ago.

Buyers who want a staffed amenity campus, or a shared beach and ramp with interior lots, are looking at a different product. Compare those neighborhoods on water rights, not on the word "lake" alone.
Location and Commute
Address points for this subdivision cluster around 34.077 N, 81.245 W. That is the east end of Lake Murray, on Regatta Road, in unincorporated Lexington County, ZIP 29212. House number 228 Regatta Road, next door in the numbering, is in Regatta Forest, not Regatta Shores. A 2015 LandTech release about neighboring Regatta Forest placed that project at the River Road and Regatta Road intersection, beside Saint Michaels Lutheran Church, on a peninsula near the Lake Murray Dam, just outside the Irmo town limits. The same release described that site as about a four-mile drive to the center of Irmo and about 14 miles to downtown Columbia. Those figures are the developer's description of the neighboring project, not a timed drive from each Regatta Shores driveway.
I-26 is the regional route toward Columbia and the Harbison interchanges. Actual time depends on River Road, the dam crossing you choose, and rush hour. Tour the commute at the hour you drive.

Buyers will ask how much shoreline the survey shows, what the dock permit allows, and how this house differs from 303 and 307 Regatta Road, the two county-recorded sales this page cites. Marketing that borrows a price from Regatta Forest, or from an old web median, invites the wrong showings.

The mailbox city is Columbia, SC 29212, in unincorporated Lexington County. The houses are not inside the Town of Irmo, and they are not in Ballentine ZIP 29063. Is Regatta Shores the same as Regatta Forest or Regatta Point?
