Market Data as of October 2026
SummerLake is large enough that homes change hands steadily. Roughly 20 homes sold here over the most recent twelve months, including new-construction closings. Because the neighborhood has several sections and builders, price depends on the section, the plan, the lot, and how new the home is. Call 803-243-0224 and we'll pull the most recent sales of homes like the one you're considering.
Community details on this page come from Lexington County public property information, developer and builder information, current listings, and the Lexington One school locator, checked October 9, 2026. Ask us for the latest comparable sales and the association's current rules.
Types of Homes
SummerLake is single-family homes. Most have four or five bedrooms, and a smaller number have three, six, or more. The large majority are two-story or story-and-a-half plans, and exteriors are mostly fiber-cement siding or brick.
Because building has gone on for years, you'll find a range from homes built in the mid-2000s to brand-new homes. Some homes are custom, and Clubside Reserve homes come from Eastwood Homes floor plans. Some homes have private pools. Ask us how a specific home sits on its lot and what it backs to.
Neighborhood Amenities
SummerLake's homeowners association maintains the shared amenities that listings and the developer describe as a private 15-acre lake, a clubhouse, a community pool, a community pier, fenced boat storage, a nature park, a playground, a recreation field, and sidewalks with small pocket parks.
We can't publish the association's hours, rules, or current dues here, because they change. Ask us for the latest association documents, including the rules for the lake, pier, and boat storage, before you write an offer.
Shopping, Dining, and Recreation
SummerLake is west of downtown Lexington off US 378, so everyday shopping, medical offices, and restaurants along Highway 378 and in downtown Lexington are close by, and Lake Murray is nearby. See our Patrick's restaurant recommendations for places we like to eat around the Midlands.
Tell us what you want close by — groceries, dining, parks, or a particular commute — and we'll show you the options from the exact address you're considering.

Home Prices
SummerLake homes were built over about two decades by different builders and range widely by section, plan, lot, and upgrades, so price depends on size, condition, extras, and how recently a home was built. We don't publish a single neighborhood average, because one number hides those differences.

Waterfront Homes
SummerLake is not on Lake Murray. The 15-acre lake in the neighborhood is private and shared by the community, and the association sets the rules for using it, so it's not the same as owning lakefront on the big lake. None of the homes sit on Lake Murray itself.
One thing to know: FEMA's current flood map shows a high-risk flood area touching some SummerLake lots, mostly near creek and lake edges. Flood exposure varies a great deal from one lot to the next, so ask us to check the flood map and insurance requirements for any home you're considering.
Lake Murray Access
SummerLake's own amenities include a community pier and fenced boat storage on the neighborhood lake. We haven't found a Lake Murray dock or boat ramp that belongs to the neighborhood, so plan on launching from a public ramp or marina for the big lake. Our Lake Murray boat ramps and access guide covers public launch options around Lake Murray.
If you want to be on Lake Murray itself, tell us and we'll show you the nearby lake neighborhoods that are. If you're counting on a specific boating arrangement, we'll confirm the association's rules before you make an offer.
Location and Commute
SummerLake is off US 378 west of downtown Lexington, ZIP 29072, outside the Town of Lexington limits. Highway 378 and downtown Lexington are the main reference points for errands and commutes, and Lake Murray's southern shore is nearby.

Buying a Home in SummerLake
A few things we help every SummerLake buyer check:
- Ask for the HOA documents, the current dues, and the rules for the lake, pier, clubhouse, pool, and boat storage
- Ask which section the home is in, since builders, plans, and lots differ between sections such as Clubside Reserve and the Oaks
- Ask for a flood map check on the specific address, and whether flood insurance is required or advisable, especially for lots near the creek or lake
- If you're buying new construction, ask about builder warranties and what is included in the base price
- Remember the neighborhood lake is private and is not Lake Murray — if you need Lake Murray access, tell us now
- Relocating from out of town? Start with our guide to relocating to Lexington
- Ask for the HOA or covenant documents and the current dues, if any, before you write an offer
