WhiteWater Landing — Chapin, South Carolina.
WhiteWater Landing is a major residential subdivision on the Chapin side of Lake Murray in unincorporated Lexington County. County address points use a Chapin mailing city in ZIP 29036. The points are not inside the Town of Chapin municipal limits. Buyers still shop the pocket with Chapin and the Timberlake shoreline.
The county tax-subdivision layer stores one master name, WhiteWater Landing, with 108 lots and category MAJOR. The recorded polygon is about 50.9 acres. That is the county figure this guide uses. It is not the same record as Whitewater Plantation next door, Whitewater Bay elsewhere on the lake, or 203 Whitewater Drive in Irmo.
This is a mixed lakefront and interior community, not an all-dock street and not a shared-beach pocket. Parcel cards in the WhiteWater Landing tax block include both lakefront and residential types, plus common areas for roads, open space, boat storage, and a recreation parcel.
The Patrick O'Connor Team at Coldwell Banker Realty helps buyers and sellers compare Chapin and Lake Murray streets like this one. Photos of the streets and homes can be added later. This guide is text until those pictures are ready.
About WhiteWater Landing
What the county record supports: a subdivision polygon named WHITEWATER LANDING, master name the same, 108 lots, subtype residential. Address points tagged with that neighborhood name sit on Misty Banks Drive, Refuge Place, Salisbury Court, Elms Spinney Lane, Mainsail Lane, and White Water Drive, all Chapin 29036, unincorporated.
Tax parcels under TMS prefix 001515-01 fill that map. On the October 2, 2026 pull, the roll shows 21 lakefront parcels (8 improved, 13 unimproved) and a larger set of interior residential parcels, some improved and many still unimproved. Improvement cards that list living area show years built from 2024 through 2026. Zoning on those cards is RD (Restrictive Development). The same point falls in the Lake Murray Residential District Overlay.
Common-area cards in the developer's name include privately maintained roads, several open and stormwater tracts, a boat storage tract, and a recreation area at 562 Misty Banks Drive typed Homeowners Assoc - Improved. Restriction book and page on the subdivision layer are blank. That blank is not treated here as proof of dues, a gate, or a clubhouse schedule.
Do not mix this plat with Whitewater Plantation (a separate county subdivision a short distance away), Fairway Oaks and Wood Willow Point on adjoining streets, or older White Water Drive parcels that are not tagged WhiteWater Landing.
Homes for Sale in WhiteWater Landing
Inventory here means both finished houses and vacant lots. The tax roll still shows dozens of unimproved residential and lakefront parcels beside the houses already built in 2024 through 2026.
This guide does not publish an active listing count or a current list price. No clean Redfin, Zillow, Realtor.com, or Homes.com snapshot limited to WhiteWater Landing addresses was verified for October 2, 2026. Developer land-sale advertising is not used as a listing board. Brokerage neighborhood marketing pages were not used as sources.
When you search, use the legal name WhiteWater Landing and the street, and keep Whitewater Plantation, Whitewater Bay, and Irmo's Whitewater Drive out of the set unless you mean those other places. Ask for a fresh MLS pull before treating any count as live. There is no team market-report URL for this street yet.
Market Data as of October 2026
All time-sensitive numbers live in this section. They are county subdivision and parcel facts, not a computed neighborhood average and not an MLS report. No separate closed-sale report for WhiteWater Landing is published on scmidlandsagent.com, and this page does not invent a median.

These are lot transfers on the county card, not finished-home prices.

- Active listings: none verified for this page on October 2, 2026.
Source: Lexington County address points, parcel cards, tax-subdivision layer, and road-maintenance layer, retrieved October 2, 2026, via Lexington County One Map services. Confirm any sale in the Register of Deeds before you rely on it. Many other sale amounts on these cards are marked NOT VALID, predate the house year, or look like builder and lot transfers. Those are not used as comps here.
Types of Homes
Public records support a short list. They do not support named villages inside WhiteWater Landing.
- Single-family houses on Misty Banks Drive, Refuge Place, Salisbury Court, Elms Spinney Lane, and related streets, with improvement years 2024 through 2026 on the cards that list living area.
- Lakefront lots and lakefront houses concentrated on Refuge Place, with additional lakefront unimproved parcels on Misty Banks Drive and Salisbury Court.
- Interior residential lots, improved and unimproved, making up most of the tax rows.
- Size is not uniform. County living area on improved cards runs from about 2,107 to 3,902 square feet. Bedroom counts on those same cards run from 3 to 5, with one 7-bedroom entry. Read the house, not the range.
- Combined lots exist. The roll shows Lots 27 and 28 on one lakefront parcel and Lots 79 and 80 on one interior parcel.
There is no condo, townhome, or patio-home section in this subdivision record.
Neighborhood Amenities
County layers support common land and private roads. They do not publish a dues menu.
- Recreation area at 562 Misty Banks Drive, TMS 001515-01-135, typed Homeowners Assoc - Improved, about 1.67 acres. Assessor living area and year built are blank. Confirm what is built on that parcel and what owners may use
- Boat storage common area, TMS 001515-01-134, about 1.51 acres, legal line WhiteWater Landing Boat Storage. That is a land classification, not a slip inventory for every lot
- Open space, buffer, and stormwater tracts under the developer owner
- Privately maintained paved roads inside the subdivision name on the county road-maintenance layer (Misty Banks Drive, Refuge Place, Salisbury Court, Elms Spinney Lane, Mainsail Lane). A gate is not established
- Community pool: advertised by the developer. Assessor Pool fields on the residential cards are blank. This page does not treat the ad as a completed amenity inventory
If a seller's packet shows assessments, boat-storage deeds, or pool rules, the packet wins over this page.
Shopping, Dining, and Recreation
Day-to-day errands for this shoreline usually mean Chapin and the I-26 corridor toward Columbia. Straight-line map distance to the Timberlake golf cluster next door is under about 1.2 miles. That is not a drive time and not a membership offer.
On-site recreation is whatever the individual lot and the recorded common areas allow. Off site, public Lake Murray ramps, marinas, and restaurants are still a separate trip when a lot has no usable dock. Confirm dock permits, trailer plans, and any boat-storage rules before you treat the lot as a marina.

Home Prices
There is no honest single price range for WhiteWater Landing in the record assembled here. Interior houses, vacant lots, and Refuge Place lakefront homes are different products, and the county Valid flag matters.
Use Market Data for the finished-home figures this page will stand behind: $816,000 and $859,900 on Misty Banks Drive in 2024, $535,000 on Misty Banks Drive in 2025, $630,000 on Elms Spinney Lane in 2026, and the two Refuge Place lakefront Valid sales at $2,050,000 and $2,250,000 in 2025. Vacant lakefront Valid lot amounts on the same cards run lower and are not house prices.
Build a pricing opinion from those recorded rows, then from similar Chapin and Timberlake-side comps, adjusted for water class, frontage, square footage, and condition. Ignore undated web medians and developer starting-lot ads that are not tied to a county card.

Waterfront Homes
WhiteWater Landing sits on Lake Murray. It is not an inland neighborhood a short drive from the water, and it is not a river community. It is also not an all-lakefront plat. County cards in this tax block mix LAKEFRONT - IMPROVED, LAKEFRONT - UNIMPROVED, and interior RESIDENTIAL types.
A lakefront card still does not answer the questions that change value:
- How much shoreline is on the survey, and is it usable?
- Is there a dock, and is the permit current with the lake manager?
- Is any dock private to the lot, or shared with another owner?
- What is the water depth at the lot, and what does the view look like in summer?
No community beach or public boat ramp for this plat is documented in the county layers used here. A boat-storage common area is on the roll. That is not the same thing as a wet slip at every house, and it is not a shared beach.
Lake Murray Access
Classify WhiteWater Landing as mixed lake access:
- On the county cards: some parcels are direct lakefront (improved or unimproved); many are interior residential
- On the common-area roll: a boat-storage tract and a recreation-area parcel exist. Terms of use are not printed on the assessor card
- Not established: a community marina for every lot, a shared beach, a public ramp inside the plat, or a private dock on every address
- Beyond the lot: the rest of Lake Murray's public ramps and marinas are a separate trip if the house dock is missing, shallow, or restricted
Buyers who want only dockable frontage, or only an interior lot with deeded storage, need to match the parcel type to the plan. Compare water rights lot by lot, not on the word "lake" alone.
Location and Commute
Address points for this subdivision cluster around 34.093 N, 81.382 W. That is the western Chapin shoreline of Lake Murray, in unincorporated Lexington County, ZIP 29036. Timberlake-named subdivisions and Fairway Oaks sit next to the same map pocket.
I-26 is the regional route toward Columbia and the Chapin interchanges. Actual time depends on the road you take off the lake and on rush hour. Tour the commute at the hour you drive. This page does not publish a timed drive from each driveway.
More Lake Murray context sits in the Patrick O'Connor Team's 2026 Lake Murray relocation guide. That guide is a market overview. It does not change the Chapin 29036 mailing address or the county lot count.
Nearby Neighborhoods to Compare
Useful comparisons are about water rights and scale, not a ranked list of places to live. Fairway Oaks and Whitewater Plantation are the closest other recorded names on the map and do not have neighborhood pages on this site.
- Timberlake — Chapin Lake Murray golf and shoreline cluster next to this pocket
- Pintail Point — another western Lake Murray community a few miles away
- Harbour Watch — west-lake comparison a few miles from this shoreline
More context sits on the Neighborhoods hub.
Buying a Home in WhiteWater Landing
A practical checklist for a mixed lakefront and interior street:
- Confirm the legal description is WhiteWater Landing in Chapin 29036, Lexington County — not Whitewater Plantation, not Whitewater Bay, and not Whitewater Drive in Irmo
- Read the survey for shoreline, easements, and whether the lot is lakefront or interior on the plat
- Ask for any dock permit, seawall, boat-lift, and boat-storage deed rules. The county card does not list them
- Ask whether any association or assessment exists for the recreation area and private roads. No dues amount is published here
- Confirm school assignment for the address with Lexington-Richland School District Five. The locator link is in the FAQ. It is not a reason, by itself, to choose the street
- Price from the Valid finished-home sales in Market Data, then from similar Chapin and Timberlake-side comps. Do not blend vacant-lot amounts into a house average
- Budget mortgage, taxes, insurance, flood review if the survey warrants it, and any assessment that turns up in the covenants
- Drive Misty Banks Drive, Refuge Place, and the commute to work at the hour you actually travel

Selling a Home in WhiteWater Landing
Sellers here win by being precise. Buyers will ask whether the parcel is lakefront or interior, what the survey shows for shoreline, what boat storage or recreation rights exist, and how this house compares with the Valid Misty Banks, Elms Spinney, and Refuge Place sales this page cites. Marketing that borrows a price from Whitewater Plantation, or from an undated web median, invites the wrong showings.
Price from those recorded Valid sales only as history, then from truly similar Chapin Lake Murray homes. Put water class, living area, and any association rules in writing. The Patrick O'Connor Team can build that packet and the launch plan.

Frequently Asked Questions
Is WhiteWater Landing in Chapin?
Yes for the mailbox. County address points use Chapin, SC 29036, in unincorporated Lexington County. The houses are not inside the Town of Chapin limits on those points. Use Chapin 29036 on forms.
Is WhiteWater Landing the same as Whitewater Plantation or Whitewater Bay?
No. County maps keep WhiteWater Landing as its own major subdivision with 108 lots. Whitewater Plantation is a separate nearby subdivision. Whitewater Bay is a different subdivision miles away. A sold page for 203 Whitewater Drive in Irmo is also not this plat. Search the legal name or you will price the wrong street.
Are all the homes on the water?
No. The tax block mixes lakefront and interior residential parcels. Twenty-one parcels are classed lakefront (eight improved, thirteen unimproved) on the October 2, 2026 pull. A lakefront class does not state frontage length or that every house has a permitted private dock. Read the survey for the address you are buying.
How many lots are in WhiteWater Landing?
The county subdivision layer says 108 lots. The TMS 001515-01 block also holds common-area rows for roads, open space, boat storage, and recreation. Improved cards with living area show build years from 2024 through 2026.
Is there a gate, a pool, or an HOA fee?
A gate is not established. Interior roads tagged WhiteWater Landing on the maintenance layer are private pavement. County cards show a recreation-area HOA parcel at 562 Misty Banks Drive and a boat-storage common area. Assessor Pool fields on the residential cards are blank. A community pool is advertised by the developer. No dues amount is published on this page. Ask for the recorded restrictions and any current assessment.
What schools does the district show?
The county school-district layer places this point in Lexington-Richland School District Five. On October 2, 2026, this guide did not finish an automated address query against the district locator for a Misty Banks or Refuge Place address. Use the district's SchoolSearch locator and confirm with the district. See also the 2026-27 zoning notes. Assignment is not a ranking and not a promise.
What have homes sold for?
This page does not publish an average. County Valid finished-home rows include $816,000 for 525 Misty Banks Drive on July 19, 2024; $859,900 for 529 Misty Banks Drive on December 6, 2024; $535,000 for 585 Misty Banks Drive on September 4, 2025; $630,000 for 816 Elms Spinney Lane on July 20, 2026; $2,250,000 for 1077 Refuge Place on May 21, 2025; and $2,050,000 for 1092 Refuge Place on July 31, 2025. Separate Valid vacant lakefront lot amounts are listed in Market Data. No active listing was verified for this guide on October 2, 2026.
How is this different from Timberlake or Pintail Point?
WhiteWater Landing is its own 108-lot major plat with mixed lakefront and interior parcels, private interior roads, a recreation-area parcel, and a boat-storage common area. Timberlake is the adjacent Chapin golf and shoreline cluster. Pintail Point is another western Lake Murray community a few miles away. Compare shoreline and house type, not just the lake.
The Patrick O'Connor Team publishes WhiteWater Landing information and updates and works with home buyers and sellers on Lake Murray and across the Midlands of South Carolina.
