Palmetto Shores — Chapin, South Carolina.
Palmetto Shores is a multi-phase subdivision on the north side of Lake Murray, off Old Lexington Highway, in Chapin, SC 29036. Lexington County address points and parcel cards give these houses a Chapin mailing address. They sit in unincorporated Lexington County, not inside the Town of Chapin limits. This is not Palmetto Pointe. That is a separate recorded subdivision, about 11.5 miles away in a straight line, and it is not this page.
The county tax-subdivision layer stores 14 polygons under the master name Palmetto Shores. Twelve of them have a lot count, and those counts add to 288. Phase I and Phase 2A and 3A have no lot count stored, so 288 is not a full count of every lot. The tax roll has 370 parcels whose legal line includes Palmetto Shores. 346 of those cards have a year built and a living area, from 2015 through 2026.

About Palmetto Shores
What the county record supports: one master name, Palmetto Shores, split across phases rather than one small plat. The polygons on the tax-subdivision layer are Phase I, Phase 2A and 3A, Phase 2-B, Phase 3-B, Phase 3-C, Phase 5, Phase 6, Phase 7, Phase 8, Phase 9, Phase 10, Phase 11, Phase 13, and Phase 14. The layer does not store a Phase 4 or a Phase 12 under this master name. That is a map fact, not proof those numbers were never used on a paper plat.
Stored lot counts, where the layer has them: Phase 2-B 38, Phase 3-B 24, Phase 3-C 18, Phase 5 34, Phase 6 18, Phase 7 32, Phase 8 32, Phase 9 22, Phase 10 27, Phase 11 19, Phase 13 2, Phase 14 22. Phase I and Phase 2A and 3A are blank. Do not treat 288 as the size of the whole community.
Early phases store restrictions book 20173. Page 67 is on Phase I, Phase 2A and 3A, Phase 2-B, and Phase 3-B. Page 55 is on Phase 3-C. Later phase polygons have the restriction book and page blank. Those instruments were not read for this page. They are not treated here as proof of a dues amount, a gate, or what sits on an amenity lot.
Parcel zoning on 369 of the 370 cards is RD. One card leaves zoning blank. In the county zoning layer, RD is Restrictive Development. A point inside the phases falls in planning area 4, with the Neighborhood Appearance District flag set and an effect date of September 23, 2015. The same point is inside the Lake Murray Residential District Overlay, effect date November 30, 2021. Tax district code on all 370 cards is 5. None of those codes is a promise about dock rights or association fees.
Homes for Sale in Palmetto Shores
This is a large resale and recent-construction neighborhood, not a six-house pocket. Inventory still moves one house at a time. This guide does not name a current listing and does not publish a live count. No MLS pull was run for this October 2, 2026 pass. Ask for a fresh pull before treating any count as live.
Search the legal name Palmetto Shores and the interior streets, and keep Palmetto Pointe out of the set. A house at 2435 Old Lexington Highway is sometimes marketed with the Palmetto Shores name. The county address point and the legal line put that parcel in Pebblebranch Estates Phase II, TMS 001700-01-041, 1.11 acres. It is not a Palmetto Shores lot. Four Old Lexington Highway points that do carry the Palmetto Shores name are typed utility, not houses.

Public records support a mix of interior houses and a smaller set of lakefront parcels. They do not support a single floor plan.
- Residential improved houses: 321 parcels. These are the interior cards. They are not typed lakefront.
- Lakefront improved houses: 25 parcels, on Brookridge Drive in the early phases, on Saugus Court in Phase 10, and one house at 1903 Brant Point in Phase 5.
- Lakefront unimproved parcels: 5. Three on Saugus Court and two on Brant Point. No year built and no living area on those cards.
- Size is not uniform. Living area on the 346 improved cards runs from 1,583 to 5,031 square feet. Bedroom counts on those cards run from 2 to 7. Most cards are 3, 4, or 5 bedrooms. Read the house, not the range.
- Years built 2015 through 2026. Construction was still being recorded in 2026. This page does not call the neighborhood sold out.
There is no condo or townhome section in this subdivision record. A garden-home or single-level label is a marketing description, not a county property type.

Shopping, Dining, and Recreation
Day-to-day errands for this plat usually mean the Town of Chapin and the roads that tie it to I-26. This page does not publish a drive time. Old Lexington Highway is the state road the neighborhood address points touch. Actual time depends on that highway and the hour.
On the water, only the parcels the county types lakefront are a shoreline story. Everyone else is an interior lot unless a seller packet shows a shared right this page does not document. The Phase 11 common parcel is labeled boat storage, not a marina. Off site, the rest of Lake Murray's ramps and marinas are still a separate trip. Timberlake is the closer Chapin comparison on this site, about 3 to 4 miles west in a straight line, and it is a different community with its own golf story.

Use Market Data for the figures this page will stand behind. In 2025 and 2026, 28 county cards flagged valid, with the sale year on or after the year built, run from $375,000 (761 Xander Way, June 27, 2025) to $797,000 (259 Brookridge Drive, February 25, 2025). 307 Brookridge Drive is $792,015 on August 19, 2026. Those three are residential improved, not lakefront class. The lakefront row this page will cite is $687,000 for 1903 Brant Point on August 7, 2024.

Palmetto Shores touches Lake Murray on part of the plat. It is not an inland neighborhood with no shoreline, and it is also not a street where every house is on the water. The county types 25 parcels lakefront improved and 5 lakefront unimproved. The other improved houses are residential improved.
Lakefront cards in this pull sit on Brookridge Drive (Phase I and the Phase 1 lot lines), Saugus Court (Phase 10), and Brant Point (Phase 5). A lakefront card still does not answer the questions that change value:
- How much shoreline is on the survey, and is it usable?
- Is there a dock, and is the permit current with the lake manager?
- Is any dock private to the lot, or shared with another owner?
- What is the water depth at the lot, and what does the view look like in summer?
The recorded lakefront sale this page cites is 1903 Brant Point, $687,000 on August 7, 2024. Several other lakefront cards show $5 or $10, or a price dated before the house year. Those are not finished-home comps. No community beach is documented for this plat in the sources used here.

Old Lexington Highway is the outside road. Interior streets are the ones in Quick Facts. I-26 is the regional route toward Columbia. This page does not publish a timed drive. Tour the commute at the hour you drive.

A practical checklist for a multi-phase lake neighborhood:
- Confirm the legal description says Palmetto Shores in Chapin 29036, Lexington County — not Palmetto Pointe, and not Pebblebranch Estates on Old Lexington Highway
- Read whether the card says lakefront or residential. Most improved houses here are residential
- Read the survey for shoreline, easements, and the common-area lines next to the lot
- Ask for any dock permit and seawall. The county card does not list them
- Pull restrictions book 20173, pages 67 and 55, and ask whether later phases use a different instrument. The subdivision layer leaves the book blank on those later phases. No dues amount is published here
- Ask what the Phase 13 amenities parcel and the Phase 11 boat-storage parcel actually allow a buyer to use
- Confirm school assignment for the address with School District Five. The district name is in the FAQ. The building is not
- Price from the recorded sales in Market Data, then from similar houses of the same water class. Do not blend lakefront sales with Xander Way interior sales, and do not blend in Timberlake

Sellers in a multi-phase neighborhood win by being precise. Buyers will ask whether the card says lakefront, what the survey shows for shoreline, and how this house differs from the county rows this page cites: 259 Brookridge Drive, 307 Brookridge Drive, 761 Xander Way, and, if the house is actually lakefront, 1903 Brant Point. Marketing that borrows a Timberlake price, a Palmetto Pointe price, or a web starting price in the $200,000s invites the wrong showings.

Yes. The mailbox city on the county address points and parcel cards is Chapin, SC 29036. The houses are in unincorporated Lexington County. The municipal layer at a point inside the phases is Unincorporated, not the Town of Chapin. The Town of Chapin does own two lift-station parcels inside the legal name. That does not put the houses inside the town limits. Use Chapin 29036 on forms.
Is Palmetto Shores the same as Palmetto Pointe?
No. Palmetto Shores is the Chapin 29036 multi-phase plat in this guide. Palmetto Pointe is a separate county subdivision, 11 lots on the tax-subdivision layer, about 11.5 miles away in a straight line. Search the legal name or you will price the wrong community. A house at 2435 Old Lexington Highway is also the wrong plat. The county puts it in Pebblebranch Estates Phase II.
Are the homes on the water?
Some are. The county types 25 parcels lakefront improved and 5 lakefront unimproved, on Brookridge Drive, Saugus Court, and Brant Point. The other 321 improved houses are residential improved, not the lakefront class. A lakefront card does not state frontage length or that the house has a permitted private dock. Read the survey for the address you are buying.
