Waterfront Homes

Forty Love Point is on the north side of Lake Murray, and some of its homes sit directly on the water. Waterfront homes here have been listed with private or shared docks. Other homes are off the water, with views and lake access that vary from home to home.

Lexington County classifies its Phase III parcels as residential, not lakefront, so the waterfront homes are outside those Lexington-side parcels. Every resident has the community boat launch and dock, and Dominion Energy must approve a permit before any private dock work starts.

If being on the water matters to you, tell us — we'll show you the waterfront homes and walk you through the shoreline and dock for any home you're considering.

Lake Murray Access

The Forty Love Point Association has a community boat launch with a dock for residents. Overnight parking and overnight docking at the launch are not allowed.

Boat and trailer storage is available to homeowners for $150 per year per space, plus a $100 non-refundable application fee, so $250 is due when you first register. Spaces are first come, first served, one space per lot, and they do not transfer when a home sells. The storage policy and application are posted by the association.

Lake Murray's public ramps and marinas are also nearby on the Chapin side, and we're happy to point you to the closest options.

Lake Murray's full pond elevation is 360 feet above sea level. Dominion Energy permits residential docks on Lake Murray, and a permit must be approved before any dock work starts. See our Lake Murray Dock Permits: Buyer's Guide 2026.

Buying a Home in Forty Love Point

A few things we help every Forty Love Point buyer check:

  • Confirm which county the home is in — Lexington or Richland — which affects taxes and services
  • Ask whether the home has any water view or lake access
  • Read the HOA covenants and bylaws before you write an offer; the HOA charges the buyer a $200 estoppel letter fee at closing
  • Confirm school assignment for the specific address with the school district
  • Compare recent sales of truly similar homes rather than a neighborhood average

Who Forty Love Point fits

  • Buyers who want lake access without a private dock, through a community launch, dock and boat storage.
  • Buyers who want an established neighborhood with a modest association fee and shared courts.
  • Buyers open to a range of home ages who are comfortable confirming which county a home is in.

What to know before you buy or sell here

  • Which county? Confirm whether the home is in Lexington or Richland County before you compare taxes or services.
  • HOA documents. Read the covenants and bylaws before you offer. The Phase I and II covenants apply to all three phases, Phase III has its own covenants as well, and the bylaws apply to every home. Check your deed to see which phase you are in. Get Architectural Review Committee approval before exterior additions such as pools, fences or driveways. 2026 dues are $395 per year. Closing attorneys must email the treasurer 10 business days before closing for the estoppel letter, and the buyer pays its $200 fee.
  • Boat storage is not guaranteed. Spaces cost $150 per year plus a $100 application fee, are first come, first served, are limited to one per lot, and do not transfer with the home.
  • Docks. Dominion Energy requires an approved permit before anyone builds, repairs, replaces or adds to a dock. Lake Management staff make the final decision, and a permit can be denied for environmental, navigation or safety reasons. Apply through Dominion's lake permit application with the tax map number and a scanned plat.
  • Flood zone. For Lexington County homes, use the county's FEMA flood map. The county's flood information covers only unincorporated Lexington County. For Richland County homes, use FEMA's Map Service Center.
  • Recent sales. Lexington County records show 350 Forty Love Point sold for $690,000 in August 2026, 24 Clay Court sold for $690,000 in July 2026, 15 Clay Court sold for $775,000 in June 2025, and a homesite at 745 Indian Fork Road sold for $106,000 in January 2026. We compare a home to the most similar recent sales rather than quoting an average.
  • Selling here. Have the HOA documents, estoppel information and the county determination ready before you list.
