About Coldstream
Coldstream is a large, established neighborhood of single-family homes on a network of connected streets and cul-de-sacs, with Rawls Creek running through it.
- Setting: mature trees, connected streets, and short courts, with Mungo Park's trails along the former golf course beside the neighborhood
- Size: close to 1,000 homes, which makes Coldstream one of the larger neighborhoods in the Irmo area
- Streets: Coldstream Drive, White Falls Drive, Ripley Station Road, Guild Hall Drive, Thornhill Road, Goldstone Drive, and many more, with English-style names such as Bishopgate, Fifeshire, and Sterling Bridge
- Homes: single-family homes, most with three or four bedrooms, in one-story, split-level or story-and-a-half, and two-story styles
- Years built: mostly the 1970s and 1980s, with a few earlier and a few newer homes
- Developer: the Michael J. Mungo Company, which also started the neighborhood's community association in the early 1980s

Market Data as of October 2026
Coldstream is large enough that homes change hands steadily. Roughly 40 to 45 homes sold here over the most recent twelve months. Because the neighborhood was built over several decades, prices vary widely with a home's size, condition, updates, lot, and how close it sits to Rawls Creek or Mungo Park. Call 803-243-0224 and we'll pull the most recent sales of homes like the one you're considering.
Community details on this page come from Lexington County public property information, the Coldstream Community Association website, the Irmo Chapin Recreation Commission, current listings, and the Lexington-Richland Five school zone locator, checked October 9, 2026. Ask us for the latest comparable sales and any recorded neighborhood restrictions.
Types of Homes
Coldstream is almost entirely single-family homes. Most have three or four bedrooms, and a smaller number have five or more. You will see one-story ranches, split-levels and story-and-a-half homes, and two-story traditionals, and more than half of the homes have brick exteriors, along with wood, hardboard, and vinyl siding.
Because the homes are decades old, condition and updates matter a great deal. Current listings range from original-condition homes to fully renovated ones with new kitchens, baths, roofs, and systems, and some homes have attached garages, basements, or private pools. Lots are generally about a third to half an acre. Ask us how a specific home sits on its lot, and whether it backs to Mungo Park or Rawls Creek.
Neighborhood Amenities
Coldstream does not have a community pool, clubhouse, or playground that we have found. The big amenity is next door: the former Coldstream Country Club golf course is now Mungo Park, owned by the Irmo Chapin Recreation Commission, with green space, walking trails along the old cart paths, and a meeting facility called the Meech House. Some homes border the park.
The Coldstream Community Association is voluntary and open to homeowners and renters. It describes its work as keeping the neighborhood entrances up, running a neighborhood crime watch and events such as an annual picnic, and keeping residents informed about county matters. Ask us for the current membership details, and for any recorded restrictions that apply to a specific address.
Shopping, Dining, and Recreation
Coldstream sits in the Irmo and Harbison area, so everyday shopping, medical offices, restaurants, and Columbiana Centre are close by, and Saluda Shoals Park and its trails along the Saluda River are just across Bush River Road. See our Patrick's restaurant recommendations for places we like to eat around the Midlands.
Tell us what you want close by — groceries, dining, parks, or a particular commute — and we'll show you the options from the exact address you're considering.

Home Prices
Coldstream homes were built over several decades and range from original condition to fully renovated, so price depends heavily on size, condition, updates, the lot, and the home's position in the neighborhood. We don't publish a single neighborhood average, because one number hides those differences.

Waterfront Homes
Coldstream is not a waterfront neighborhood. None of the homes sit on Lake Murray, so you won't find lakefront lots, lake views, or shoreline rules here. Rawls Creek runs through the neighborhood, and some homes back up to the creek or the park, but a creek is not the lake.
One thing to know about creek-side lots: Rawls Creek flooded badly in the historic October 2015 storm, and some Coldstream homes were damaged. Lexington County later offered voluntary buyouts for some of the hardest-hit lots, which the county now owns. Flood exposure varies a great deal from one address to the next, so ask us to check the flood map and insurance requirements for any home you're considering.
Lake Murray Access
We haven't found a community dock, boat ramp, or slip tied to Coldstream, so plan on launching from a public ramp or a marina. Our Lake Murray boat ramps and access guide covers public launch options around Lake Murray.
If you want to be on the water, tell us and we'll show you the nearby lake neighborhoods that are. If you're counting on a specific way to reach the lake, we'll confirm it before you make an offer.
Location and Commute

Buying a Home in Coldstream
A few things we help every Coldstream buyer check:
- Ask for a flood map check on the specific address, and whether flood insurance is required or advisable, especially near Rawls Creek
- Because most homes are decades old, plan a thorough inspection, with attention to the roof, heating and cooling, plumbing, and foundation, and ask what has been updated
- Ask which section of Coldstream the home is in and which recorded neighborhood restrictions apply
- Ask about the voluntary Coldstream Community Association and what membership includes
- Remember this is not a lake neighborhood — if you need water access, tell us now
- Relocating from out of town? Start with our guide to relocating to Irmo
- Ask for the HOA or covenant documents and the current dues, if any, before you write an offer
- Confirm school assignment for the specific address with the school district
