Neighborhood Amenities
The lake itself is the amenity here. We did not find a community pool, clubhouse, beach, boat ramp, or gate in Clement Point.
The developer's listings say there is no HOA; architectural control is through deed restrictions. Ask for the recorded restrictions before you buy, and ask us what dock options each lot has.
Shopping, Dining, and Recreation

What to know before you buy or sell here
- Docks. Dominion Energy requires an approved permit before anyone builds, repairs, replaces or adds to a dock. Lake Management staff make the final decision, and a permit can be denied for environmental, navigation or safety reasons. Under the 2021 guidelines, an individual dock generally needs at least 100 feet of lot width along the 360-foot contour. Narrower lots can apply only for a dock shared with the next-door owner, although lots under 100 feet that were platted before January 1, 1990 may be considered. Docks are not allowed where Dominion-owned land sits between the lot and the 360-foot contour unless that land is first bought from Dominion. Apply through Dominion's lake permit application with the tax map number and a scanned plat. If a home already has a dock, ask for the permit on file.
- Deed restrictions, not an HOA. The listings say architectural control is through deed restrictions. Get the recorded restrictions and any design-review steps in writing.
- Septic on a lake lot. The listings show septic. Ask for the septic permit or site evaluation for the lot before you close.
- Flood zone. FEMA's flood map shows Zone AE touching part of Lot 4 and the remaining lakefront parcel. Check where the building site sits. Look up the exact address on Lexington County's FEMA flood map. The county's floodplain rules are stricter than FEMA's minimums, which currently gets flood insurance policyholders a 15 percent premium discount through the Community Rating System. The floodplain office is at 803-785-8121.
- Few true comps. The only recorded lot transfer was not a qualified sale, so value lots against other new Lake Murray lot sales.
