Best Time to Sell a Lake Murray Home: A Month-by-Month Breakdown

If you’re sitting on a Lake Murray property and thinking about selling, one of the first questions on your mind is probably: when should I list?

It’s a fair question. Timing matters in real estate. But on Lake Murray, timing matters differently than it does in a typical Lexington or Irmo subdivision. The lake has its own rhythm — driven by water levels, boat season, relocation patterns, and buyer psychology — and the sellers who understand that rhythm consistently get better results.

I’ve sold hundreds of homes across the Lake Murray market, and I can tell you from firsthand experience: the “best time to sell” depends on your specific property, your goals, and where we are in the market cycle. But there are clear seasonal patterns that every Lake Murray seller should understand before picking a list date.

Here’s what the data and my experience tell us about each season.

Spring (March – May): The Launch Window

Spring is the traditional sweet spot for Lake Murray sellers, and the data backs it up. Buyer activity surges as the weather warms, daylight hours increase, and families start planning around the school calendar. Listings that hit the market in late March through May typically see the highest showing volume of the year.

There’s a psychological element at work here too. When a buyer walks onto your dock in April and the lake is glassy, the dogwoods are blooming, and they can picture themselves out on the water in six weeks — that’s when emotional pricing power is at its peak. Waterfront homes sell on emotion more than any other property type, and spring is when that emotion runs hottest.

What to know: If you’re targeting a spring listing, your preparation needs to start in January or February. Professional photography should capture the property as the trees green up, and your dock, shoreline, and outdoor living spaces need to be show-ready before the first open house. The sellers who win in spring are the ones who prepared in winter.

Summer (June – August): Peak Season, But With a Catch

Summer is when Lake Murray is at its most alive. The water is full, boats are out, and the lifestyle sells itself. If you’re selling a property where the water experience is the main draw — deep water, big dock, open water views — summer showings can be incredibly powerful because buyers see the property at its absolute best.

But here’s the catch: by mid-June, many serious buyers who started looking in spring have already gone under contract. The buyer pool shifts toward relocation buyers, second-home seekers, and late-decision families. These are still qualified buyers, but the urgency drops compared to March and April.

The other factor is competition. Sellers who missed the spring window often list in June and July, which means your property may be competing against more inventory than it would have faced eight weeks earlier.

What to know: Summer listings can absolutely perform well, especially for premium waterfront properties. The key is pricing precisely from day one. You don’t have the same margin for error that a spring listing gives you. If you overprice in June and sit through July, you’re heading into fall with stale days-on-market and a much harder conversation.

Fall (September – November): The Overlooked Opportunity

Fall is underrated on Lake Murray. Most sellers assume the market dies after Labor Day, and that assumption creates opportunity. Inventory drops as other sellers pull their listings or decide to wait until spring, which means your property faces less competition.

Meanwhile, a specific buyer segment gets very active in fall: relocating professionals. Companies making hiring decisions for Q1 often trigger relocations in September through November, and these buyers are motivated, pre-approved, and working on a deadline. They’re not browsing — they’re buying.

The lake itself can be stunning in October. The fall foliage around Lake Murray, especially on the Chapin and Prosperity sides, photographs beautifully. Fewer boats on the water actually makes the setting feel more peaceful and private, which appeals to a different buyer profile than the summer crowd.

What to know: Fall sellers need to be strategic about photography. If your listing photos were shot in summer, keep them — they show the lifestyle. But supplement with fall aerials and golden-hour shots that capture the seasonal beauty. Also, make sure your dock and outdoor areas are maintained through November. Nothing kills a fall showing faster than a leaf-covered dock and patio furniture in storage.

Winter (December – February): Fewer Buyers, But the Ones You Get Are Serious

Winter is the slowest season on Lake Murray by showing volume, and that’s just reality. The water level drops as Dominion Energy draws down the lake, and the lifestyle appeal that drives premium pricing is harder to convey when the trees are bare and the dock is sitting above the waterline.

That said, I’ve closed some of my best deals in January and February. Why? Because the buyers shopping in winter are almost always pre-approved, highly motivated, and not competing against a dozen other offers. If you’re a seller who values certainty over a bidding war, winter can work.

Winter is also the best time to prepare for a spring launch. If you’re thinking about selling in the next 12 months, using December through February to handle repairs, declutter, stage, and line up your agent means you’re first to market when the spring wave hits.

What to know: If you must sell in winter, lean heavily on drone photography, virtual tours, and summer lifestyle imagery in your marketing. Buyers need to see what the property looks like in season, not just what it looks like today. And price with honesty — winter buyers are informed and they know they have leverage.

The Waterfront Factor: Why Lake Murray Doesn’t Follow the National Playbook

Most “best time to sell” articles are written for generic suburban markets. Lake Murray is different in several important ways:

Water levels matter. Dominion Energy manages the lake level on an annual cycle. The lake is typically at full pool (358 feet) from April through September and drops several feet through the winter. A property with a long dock in deep water looks very different at full pool versus winter drawdown. Smart sellers time their listing — and especially their photography — around this cycle.

Relocation patterns are shifting. With the growth of remote work and the continued migration from the Northeast and Florida into South Carolina, the traditional spring buying season has extended. We’re seeing strong relocation activity year-round, particularly from buyers in New York, New Jersey, and increasingly from South Florida. These buyers aren’t tied to school calendars, which smooths out the seasonal curves.

Inventory remains low. There are only so many waterfront homes on Lake Murray, and the number of truly premium properties with deep water, quality docks, and open views is even smaller. When supply is this constrained, the traditional seasonal patterns become less dominant. A well-priced, well-marketed waterfront home will attract attention in any month.

So When Should You List?

If I had to give one answer: list when your home is truly ready. A rushed spring listing with bad photos and a neglected dock will underperform a polished fall listing every single time. The market rewards preparation more than it rewards timing.

That said, if you have the luxury of choosing, here’s my general framework:

Best overall window: Late March through mid-May. You catch the spring wave with the lake filling up and maximum buyer activity.

Best for premium waterfront: April through July. Your property shows at its peak when the water and lifestyle are on full display.

Best for low competition: September through November. Fewer listings, motivated buyers, and the chance to stand out.

Best for preparation: Use December through February to get your home, your dock, and your marketing plan dialed in.

The Bottom Line

Timing helps, but it doesn’t replace strategy. The sellers who get the best results on Lake Murray are the ones who pair smart timing with precise pricing, professional-grade marketing, and an agent who understands what makes waterfront buyers move.
